Five figures with different meanings
- Recurring monthly: base rent plus recurring monthly fees, before assigning any one-time credit to a bill.
- Effective base rent: total base rent less rent concessions, divided by lease months. Fees are excluded.
- Average all-in monthly: nonrefundable lease expense divided by lease months. This is an average, not the monthly invoice.
- Move-in cash: rent and recurring fees explicitly collected upfront, one-time fees due at move-in, and refundable deposits due then.
- Nonrefundable lease expense: rent and recurring fees for the lease, plus total one-time nonrefundable fees, less eligible rent concessions.
Formulas and limits
With L lease months, R monthly rent, F monthly fees, O one-time nonrefundable fees, and C rent concessions: total nonrefundable lease expense = L × (R + F) + O − C. Effective base rent = (L × R − C) ÷ L. Average all-in monthly = total nonrefundable lease expense ÷ L.
Refundable deposits increase cash requirements but are not automatic expenses. Upfront rent is already included in lease rent; do not add it again to lease expense. Move-in one-time fees are a subset of total one-time fees, not an extra category.
Unknown is not free
Leave an unquoted charge blank. Enter zero only for a confirmed zero. Incomplete totals show known portions, not an estimate or a guaranteed minimum. A known credit can make an incomplete net subtotal negative.
The initial calculator assumes constant monthly rates. It does not model variable utilities, prorations, changing fees, credit eligibility or credit timing. Gross move-in cash does not automatically subtract concessions. Confirm these details with the leasing team and your agreement.
