Compare two or three written apartment quotes. Separate regular monthly charges, cash needed to move in, and nonrefundable costs over the lease. This tool does not supply current rents or verify availability.
Compare your apartment quotes
Enter two or three written quotes. Leave unquoted amounts blank; enter 0 only for a confirmed zero.
How to enter your quote
Use dollar amounts without commas or currency symbols, with up to two decimal places. Monthly fees must include every recurring charge. One-time fees must include every nonrefundable charge, including the subset due at move-in. Do not enter the same charge in multiple categories. Include prepaid rent in “All rent cash due at move-in”; verify covered periods do not overlap. Verify recurring fee cash against your billing schedule.

Methodology and limitations
L = lease months; R = monthly rent; F = aggregate monthly fees; O = total nonrefundable one-time fees; C = total base-rent concession; U = all rent cash due at move-in; A = recurring fee cash due at move-in; Oₘ = one-time fees due at move-in; Dₘ = refundable deposits due at move-in.
- Recurring monthly (undiscounted quote) = R + F.
- Effective base rent = (L × R − C) / L.
- Total nonrefundable lease expense = L × (R + F) + O − C.
- Average all-in monthly = total nonrefundable lease expense / L. This average is not the monthly bill.
- Move-in cash = U + A + Oₘ + Dₘ. This is gross cash due before unspecified concessions; credit timing is not modeled.
Upfront rent and recurring fee cash are allocations of lease expenses, not extra expenses. One-time move-in fees are a subset of total one-time fees; the remainder is due later. Refundable deposits affect cash only, not lease expense. Concessions cannot exceed full-lease base rent. Refundability is your classification, not a guarantee of return.
Incomplete results show partial known net subtotals, not estimates or bounds; a known credit can make a partial subtotal negative. No ranking or recommendation is provided. Amounts are calculated in exact integer cents; averages are rounded to cents for display. Constant monthly rates only: no prorations, variable utilities, rate increases, eligibility checks, taxes inferred, calendar payment schedules, or deposit forfeiture.
